What your price includes
Everything listed below is covered at the price shown, on every scheduled visit. Each visit is a visual inspection — we report what can be seen, and we do not diagnose, service, or repair.
Exterior — every visit
- Parking lot, landscaping, and irrigation — visible damage, overgrowth, standing water
- Exterior lighting, signage, fencing, and gates
- Dumpster area checked for illegal dumping or overflow
- Doors, windows, and locks checked for forced entry, vandalism, or graffiti
- Roof and gutters viewed from the ground for visible damage or blockage
- "For Lease" signage and lockbox confirmed intact and legible
- Mail, packages, flyers, and door hangers collected — nothing left to advertise an empty building
- Photo of the water and electric meters, so a spike shows up before the damage does
- Grounds, landscaping, and pest control stations photographed in their current condition — so you can see whether the work you're paying for is getting done
Interior — when "Interior + exterior" is selected
- Ceilings, walls, and floors checked for stains, moisture, or signs of a leak
- A/C confirmed running, thermostat and humidistat at the settings you set, drain pan checked for standing water
- Electrical panel opened only to look for tripped breakers, and checked for water, rust, or scorching
- Water heater checked for drips, pooling, or corrosion at the base
- Toilets flushed and faucets run to keep traps from drying out
- Smoke detectors checked for a chirp or fault light
- Alarm panel confirmed armed and showing no fault
- Signs of pests, rodent activity, or unauthorized occupancy
Your report — after every visit
- A completed checklist showing every point inspected and its condition, so you see what was checked, not only what was wrong
- Timestamped photos of the property and of anything worth documenting
- A written note on anything outside normal — what we found, where it is, and photos of it
- Anything urgent, you hear from us by text before we leave the property
Dated proof of every visit, for your records or your insurer.
Access
For interior visits you set the access method — a lockbox on site, a door code, or a key you provide.
Not included
Repairs, maintenance, cleaning, hauling, and coordinating other vendors are not part of this service. We inspect and report — we do not clean, collect trash, or perform any physical work on the property.
